October 16th, 2024

At our last meeting the concern was that the HOA was not registered with the state of colorado. That concern has been rectified and we are now in good standing. That also means that we have to pay taxes. I assume this should be straightforward to file but I'm not sure how much that will cost yet. I'll keep ya posted. 

The main topic of this meeting was discussing and getting feedback for the budget 2024-2025.
Topics and explanations as follows:

  • Postage: $0 ( we are trying to send everything via email to cut down on time and funds spent)

  • Website: $200 ( this is an auto draft that will be paid in Nov. we have to have a website to be an official HOA )

  • Insurance: $712 ( this went up $100 this year )

  • Mail Boxes: $100 ( using aircraft stipper to remove paint on aluminium surfaces, sand, add new numbers and letters, will repaint the plastic parcel to match the mailboxes) just a quick refresh)

  • Weeds: $0 ( We originally had some money set aside for spraying the edge of the roads but the consensus at the meeting was to have everyone care for there own property, so that we can spend more money on gravel and road maintenance. We will be doing a couple of workdays where we can pull weeds together, if needed to keep it up. But we need everyone to take responsibility for their own property. The main weeds that need to be taken care of are tumbleweeds, and thistle. This is not just our rule, it is a county ordinance which you can be ticketed for)

  • Register with the State of Colorado:$44 ( yearly fee)

  • Taxes: not sure yet but have some money set aside if we don't have to pay much then it will go towards gravel on the road.

  • Snow Removal: $2000 ( we are lucky that our biggest unknown expenditure is split between 2024-2025. But we always have $2000 set aside to get us through until Jan.1 when dues start coming in 2025. So we are ready to spend $4000 total if needed. We did hire Donald Adams back to do our snow removal, we will be calling him to plow snow when we get to 6" on the ground. Donald charges $475 per time for V.4, V.5 with cul de sacs, which is an amazing price.  Donald and I spoke and if you have rocks stacked around culverts or anything by the road that you do not want disturbed please go to a hardware store and buy a couple of reflectors. He doesn't know what's buried under the snow. Let's make it easy on him. I also ask him to please raise the skids on the blade and to leave us one inch of snow on the ground to help us protect the gravel.   • Road Grading: $2928.75 ( this is the bid that will cover 1 road grading for V.4 no cul de sac, V.5 cut ditches to help protect the gravel from washing. We discussed grading 2 times a year for V.4 but that  cost us an additional $2100. The consensus was to take that money and add it to the gravel budget)

  • Gravel: $9,500 ( is what we want to have Casey McClellan put on the road when he comes out to do our spring road grading. He will be repairing ditches on the section of road that he puts gravel on. This is going to be a long project to get this road back into shape. )


      But on a positive note we worked with Casey McClellan and we spent $25,179.41 on our roads, which was 2 years of savings. and we are continuing forward with the budget that we have.
The only other topic at the meeting that was brought up was we have a member roll that has everyones names, phone numbers, email addresses. Is anyone opposed to releasing that info to the other members of the HOA. For emergencies or if your neighbor would like to contact you. Let us know your thoughts. It would basically be a phonebook for our neighborhood.
